Thank you for your interest in Woodruff Property Management. My name is Troy Herman and I'm the managing broker of Colorado operations and a property manager here at Woodruff Property Management. I'd like to take a moment to introduce myself and point out some areas which I think distinguish us from other property management companies. I've been a property manager at Woodruff since January of 2010, I own rental properties and my dad has been in the rental business since I was 8 years old so you might say I've been around the industry my whole life. I grew up in Thornton and graduated from Thornton High School in 1983 so I'm very familiar with the area. Our office is at 1740 Marion St in Denver but I work from my home office in Thornton at 112th Ave & Colorado Blvd so I'm within minutes of your property.
My portfolio has been built on the simple principles of value, honesty, and integrity. I don't make promises I can't keep and when I do make a promise, I try to over-deliver on that promise. The market analysis I prepare for you will be based on fact, not on what I think you want to hear. And I keep my portfolio at a manageable level so that I have time to provide the same individual attention to owners that I would want to receive. Your total satisfaction is my goal.
How are we different?
1) We are careful about the tenants we select. We're so confident in our tenant qualification process that we guarantee our results - We will pay all eviction costs if we ever have to evict a tenant we've selected. This means I must make prudent choices so that I don't have to pay eviction costs and you get good tenants.
2) We don't markup invoices or charge an administrative fee on repairs. The property owner is notified immediately via email of any repair request. Some property management companies make money on maintenance which creates a conflict of interest.
3) We give you minimum tenant qualifications in writing. If an applicant doesn't meet the minimum qualifications I will discuss the risks and benefits of that applicant with you.
4) We don't require an annual contract. Our contract is month to month with a 30 day notice and no penalty for termination of the contract. Some management companies require you to sign a 1 year contract and then charge you a penalty if you want to terminate the contract early.

How long will it take to get my home rented?
On average it typically takes 2 – 3 weeks to find a qualified tenant and get a lease signed.The length of time it takes to get a property rented largely depends on how it’s priced; homes priced at the low end of the rental range will rent quicker than those priced at the high end of the rental range.We maintain a list of tenant prospects that are waiting to rent a home so we may already have a tenant that is looking for your home!
How much do I have to pay to get started?
$0. We don’t charge any upfront fees and we don’t get paid until we get a signed lease from a qualified tenant. Most of the time we will deduct our fees from the first month’s rent.
What is the screening process for prospective tenants?
Our tenant screening includes credit investigation, criminal background check, eviction history investigation and verification of income. We’re so confident in our tenant qualification process that we guarantee our results – We will pay all eviction costs if we ever have to evict a tenant we’ve selected.
How is maintenance and repairs performed?
I don’t charge an administrative fee on any repairs. You pay the actual cost of the repair. The property owner is notified immediately via email of any repair request and can reject it if the request is frivolous or unwarranted.
How do I get paid?
We pay owners via direct deposit no later than the 13th of each month but most of the time our clients have the money in their bank account on the 8th of each month.
I’ve heard that property managers are hard to reach. How can I get in touch with you if I have questions or concerns?
The number 1 complaint of owners is that their property manager doesn’t return their calls. While I can’t promise I will answer the phone every time you call, I will return your call within 24 hours– even on nights, weekends and holidays! We also have 24 hour on-call agents for emergencies.
How is my property advertised? Am I charged an extra fee for marketing?
Woodruff Property Management pays out of pocket to get a higher level of visibility for your property. We post to over 31 different websites. We can have your property advertised on rental websites, complete with professional-looking pictures, in less than 24 hours. All marketing fees are included in the leasing fee so there are no extra expenses for marketing.
At what times will you show my home to prospective tenants?
I show properties when tenants need to see the rentals including nights and weekends. Other property management companies show their rentals from 8am to 5pm Monday – Friday.
How can I access information about my home, like maintenance requests, lease documents and rent balances?
We provide on-line owner accounts so that you can view all of the information pertinent to your property 24/7. In addition we provide itemized monthly statements to our owners as well as an itemized tax statement at year-end.
Who do I contact when I have questions? Is there a different leasing agent and property manager?
I am your point of contact from start to finish so you don’t have to deal with different people for leasing and property management. I have owned rental properties and I know the frustrations landlords can experience. I will use my experience to maximize your rental profits while protecting your investment.
